Here is the number, and how we got it.

Transparency is the product. Every figure on this site traces to a named public source — and where a number is an estimate, it says so.

01. County records
Santa Clara County Assessor and Recorder data: parcels, characteristics (beds, baths, square footage, year built), recorded deeds, and sale prices for every parcel in the 95008 zip code.
02. MLS sale data
Active and sold data from MLSListings feeds, refreshed twice daily as it comes online. MLS-sourced records are marked as such and deemed reliable but not guaranteed.
03. Estimates
Estimated values are computational estimates from public data — not appraisals, not offers. Medians are shown only where enough sales exist to support them; we do not put trend arrows on one sale.
